INFORMAL HEARINGS

If you disagree with the Market Value on the Reassessment Notice you received and have information to help determine the Market Value of your property, you should request an Informal Review.   The Jackson County Assessment Department staff will review the additional information provided with your request and make a determination that reflects the fair market value of the property and verify that it is classified correctly.  


All Informal Review requests must be submitted by May 31, 2023. 

The Jackson County website indicates when doing business with the Assessment Department in person, the public is encouraged to visit the Downtown Kansas City Courthouse for shorter wait times.


The Jackson County website indicates the Assessment Department is experiencing a high volume of calls due to declaration notices. Wait times are averaging one hour.

Preparing for your Informal Review

You should determine what you believe to be the value of your property and gather evidence to support that value.  Such evidence may include but is not limited to: 


  • Appraisals by Certified Appraiser (not real estate agents’ opinions) 
  • Settlement statement 
  • Sales contracts 
  • Comparable sales of homes close in proximity 
  • Written estimates or cost for any improvements made or needed 
  • Current photos of condition relevant to valuation (both of interior and exterior) 
  • Rent Rolls and Leases (for last three years) 
  • Income and Expense Statements (for last three years) 
  • Depreciation Schedules (for last three years) 


As part of the initial Informal Review process, you should be prepared to electronically transmit all such documents to the Assessment Department.
